How to Determine the Cause of a Leak

Finding the source of a leak can be easy or very difficult. It is important to address the source of the leak as it can lead to significant damage to the interior of your home. The effects of a major leak that was not addressed quickly can linger in the form of mold growth on the interior surfaces of your home as well as wood decking and structural damage. The source of a roof leak may not always be the direct result of one specific problem associated with your roof. Even at times the location of the leak is not near the source which can cause frustration for an untrained professional. Our standard protocol includes items such as an interior inspection if accessible, determining details of the roof and the leak, and an exterior inspection with photos and measurements.

Factors that can cause leaks are:

  • Improper roof installation – This includes everything from underlayments, shingles, flashing detail on chimneys, soil pipes, valleys, dormers, and any other roof protrusion.
  • Age – Over time the roofing materials deteriorate and have a limited life expectancy.
  • Ice back up – Improper ventilation or insulation can cause heat to get trapped and warm up fallen snow. This water then refreezes and the ice expands causing pressure under the shingles. Due to this pressure any water stuck behind the ice will work it’s way out any way it can.
  • Severe weather – Storms with high winds, snow, and hail can cause damage to roofing.

Will Insurance Pay For Your Repair?

Unforeseeable situations occur like sudden storms which can cause extensive damage to your roof. Homeowner’s insurance can help cover the cost of repairs. But it is important to remember that you are still responsible for limiting the damage. Placing buckets under leaks or installing a tarp over the area can help to minimize future damage. Keep in mind that your insurance may not cover problems that arise from a lack of maintenance or an aging roof. It is important to address the damage as soon as possible.

If you find yourself in an emergency situation we have 24 hour answering for our customers. Immediate temporary actions can be taken until the insurance adjusters have accessed your situation. And we always offer free roof repair estimates to homeowners.
