Slate roofs can last over a
100 years. Slates fail usually
because the nails have rust-
ed through or they have
cracked.
When you constantly find
your roof slates in the gut-
ter, or on the ground you
should begin to plan for a
new roof.
When slate fall they leave
exposed nail heads that
cause leaks.
Leaks can also be caused by
worn-out flashings. In the picture
only the valley needed replace-
ing, the slates were O.K.
Slate roofs and the related
metal flashings can normally
be repaired until it becomes
too costly.
