Commercial Roof Repair – Leaking Roof on Cleveland’s West Side

This commercial roof repair was caused by a slow leak that eventually grew. Eventually, this customer on Ridge Road in Cleveland noticed water leaking into his building. He then realized he needed some professional help.

What was causing the problem?

This old seam was leaking which necessitated this commercial roof repair.When the commercial roof repair team came out to investigate, they found an old leak. It had done considerable damage to roofing system. The roofing material was buckled and blistered which allowed water to penetrate. The old seam repairs were failing. This water then saturated the fiber insulation board ruining the insulation and damaging the decking.

The Reader Roofing inspector decided that trying to repair the seams was not a valid option. The insulation and underlayment were compromised and a quick patch job would not last. It was decided that this corner of the roof would need completely replaced.

Fixing the problem the right way

It took our crew three days to complete this commercial roof repair. It began with the complete removal of the existing roofing system. The water-logged fiber insulation was removed, revealing that the decking had begun to deteriorate. Thankfully, this repair stopped the deterioration before the decking sustained any significant damage.

Reader Roofing removing the old roofing system.New 1/2″ recovery board was installed to raise the repaired section to the level of the existing roof. It also protects the decking from the torching process when installing modified bitumen layers.

Since this area was known to pond water, our team installed a two-layer modified bitumen roofing system. The first layer was a “peel-and-seal” product that is self-adhering. The second layer is called the cap sheet and is “torched on.” This means the cap sheet is heated with a torch to point of melting onto the lower layers.

Torching permanently bonds the cap sheet with compatible materials underneath, forming an impenetrable seal. A good seal is recognized by black streaks that we call “schmimmy”. Schmimmy shows that the edge of the sheet is sufficiently melted to the lower layers.

Looking at the pictures below, you can see this cap sheet is well bonded. This roof will be leak-free for years to come.
